Dutch Housing Market Quarterly Dutch version
In the third quarter the number of sales declined yet again on the Dutch housing market, but prices rose with no less than 9.2 percent. In other countries though, including the UK, prices for owner-occupied homes are declining again. An omen for the Dutch market?

The Dutch economy keeps expanding, with especially remarkable growth in the number of jobs. Surprisingly though, consumers are becoming slightly less optimistic.

Woningeigenaren met aflossingsvrije hypotheken hebben vergeleken met eigenaren die regulier op de hypotheek aflossen een relatief lage spaarneiging. Dit is vooral het geval onder huishoudens met een relatief laag inkomen en onder 55-plussers.

Wat betreft de woningmarkt volgt de rijksbegroting 2019 het regeerakkoord van Rutte III en de Nationale Woonagenda 2018-2021 nauw. De hypotheekrenteaftrek word versneld afgeschaft terwijl beleidsmaatregelen voor woningbouw weinig concreets bieden.

We are expecting that the Netherlands will be able to keep up with last year’s pace and forecast a 2.9% GDP growth. Starting in 2019 we expect growth to moderately slow down to 2.3% for next year.
Dutch Housing Market Quarterly Dutch version
Just like in the first quarter fewer homes were sold between April and June 2018. Yet, house prices have increased rapidly in the same period. Decreasing affordability and accessibility of the owner-occupied market severely undermine buyer confidence on the housing market.
