House prices in the Netherlands rose by almost 7 percent in 2019, and we expect that owner-occupied homes will become even more expensive this year due to the rising housing shortage and low mortgage rates.

The third quarter of 2019 was dominated by higher sales and lower growth in house prices. However, this levelling off is slower than expected, partly due to lower mortgage interest rates and a persistent housing shortage.

Minder pieken en dalen op de woningmarkt is niet alleen prettig voor kopers en huurders, het is ook beter voor de economische stabiliteit van ons land. Tijdens de crisis zijn hiervoor al goede eerste stappen gezet, nu is de tijd om door te pakken.

Woningeigenaren met aflossingsvrije hypotheken hebben vergeleken met eigenaren die regulier op de hypotheek aflossen een relatief lage spaarneiging. Dit is vooral het geval onder huishoudens met een relatief laag inkomen en onder 55-plussers.

Wat betreft de woningmarkt volgt de rijksbegroting 2019 het regeerakkoord van Rutte III en de Nationale Woonagenda 2018-2021 nauw. De hypotheekrenteaftrek word versneld afgeschaft terwijl beleidsmaatregelen voor woningbouw weinig concreets bieden.

We are expecting that the Netherlands will be able to keep up with last year’s pace and forecast a 2.9% GDP growth. Starting in 2019 we expect growth to moderately slow down to 2.3% for next year.
